Tank-to-building setbacks
- Under 125 gal water capacity: 0 ft (can sit against a wall, with restrictions)
- 125–500 gal: 10 ft minimum
- 501–2,000 gal: 25 ft minimum
- 2,001–30,000 gal: 50 ft minimum
- Underground tanks (residential range): 10 ft regardless of size
Tank-to-property-line setbacks
Same distances as tank-to-building setbacks apply to property lines. This catches many homeowners — placing a 500-gal tank 10 ft from your house but only 5 ft from the neighbour's property line is non-compliant.
Fill valves and vents
Beyond the tank body, two additional setbacks apply:
- Fill valve, relief valve discharge, and vent openings: 10 ft minimum from any building opening (window, door, vent), or any ignition source (electrical panel, AC condenser, switch)
- 10 ft clear zone around tank — no combustible materials (wood piles, debris, dry vegetation)
Other ignition source setbacks
- AC condensers and outdoor electrical equipment: typically 3–10 ft depending on configuration
- Driveways and vehicle parking: tank must be protected from vehicle impact with bollards or curbs
- Above overhead power lines: tank cannot be directly under high-voltage lines
Local overrides
NFPA 58 is the national baseline. Many US jurisdictions impose stricter setbacks via state fire code amendments, county zoning, or municipal ordinances. Coastal flood zones, wildland-urban interface zones, and dense urban areas often have additional rules. Always verify locally before installation.
FAQ
What's the minimum distance from a propane tank to my house?
For a typical 500-gallon residential tank: 10 ft. For a 1,000-gallon tank: 25 ft. Smaller tanks under 125 gallons can sit much closer (with restrictions on building openings).
Can I move my propane tank closer to my house?
Only if the new location complies with NFPA 58 setback rules for your tank size. Relocation typically requires a permit and is performed by a licensed propane technician.
